117 on Strand -Mixed Use Development - Cape Town

As tired old buildings make way for trendy new ones, a little bit of history is rewritten, but the area itself will forever retain its roots in the past. Strand Street was accordingly named because of its proximity to the beach before much of the waterfront land foreshore was reclaimed. The midday noon-gun on nearby Signal Hill is a constant reminder of the early 1900’s. The vibrant adjacent Bo-Kaap with its brightly painted houses and equally colorful characters adds to the tradition and charm of this unique setting. 

“117 on Strand” takes its name from its location at number 117 on Strand Street. It furthermore accommodates exactly 117 apartments. The site is located next to the Bo-Kaap, on the boundary of trendy de Waterkant and is minutes away from the V&A Waterfront. The development offers a cosmopolitan Mother City lifestyle. 

The building is bounded by Strand Street, one of the City’s main arterial roads, as well as by Chiappini, Rose and Castle Street. The building will form a perceived “gatepost to the City” when approaching the Downtown Core Area of the City from the Western Atlantic suburbs, as it marks the edge of the commercial zone of the Central Business District (CBD). The site’s elevation allows amazing panoramic views of Table Mountain as well as glimpses of the sea through the cityscape on the North. 

The brief from the client, Ingenuity Property Investments, was to provide a landmark mixed-use building with sufficient parking, which both respects and connects to the listed 3 storeys historic building that pre-existed on the North East corner of the site. The building furthermore needed to provide a positive contribution to the fabric of the city and enhance the street interface. Lastly, it needed to be financially viable in terms of providing excellent and exciting lettable space. 

The building comprises of approximately 16 600 m² of floor area, split between residential (43%), office (28%), retail (15%) and health club (14%) and further provides secure parking for 250 cars in the basement and 320 cars in the podium.
